In November, Ha Ji-won sold a building located in Seongsu-dong, Seoul, for 18.5 billion KRW. This building was purchased in March 2020 under the name of her agency, Haewadal Entertainment, for 10 billion KRW.
The sold building spans from basement level 1 to the 8th floor above ground, with an area of 257m2 and a total floor area of 998m2. The building is located a 5-minute walk from Exit 4 of Seongsu Station on Subway Line 2. At the time Ha Ji-won purchased it, the building was a newly constructed property in its third year since completion.
Regarding the purchase, Ha Ji-won invested approximately 3.1 billion KRW in cash for incidental expenses and is estimated to have taken out a loan of about 7.5 billion KRW. Therefore, the total investment amount reached approximately 10.6 billion KRW.
Ha Ji-won held the building for about 5 years and 8 months, earning a capital gain of 8.5 billion KRW. Even after accounting for various taxes and costs, the net profit is estimated to be around 7 billion KRW.
This sale is regarded as an example of Ha Ji-won's successful real estate investment performance. It is analyzed that she achieved significant profits through her investment strategy in the real estate market.
